ICNC’s Fulton-Carroll Center (FCC) provides space and business assistance to over 90 tenants in its 410,000 square foot facility.   By offering affordable and flexible leases and business development services and resources, FCC companies overcome the many obstacles to starting and operating a business.  

 

ICNC/KIDC received grants from the U.S. Economic Development Administration in 1980/1984 to purchase its buildings, allowing it to become one of the first five business incubators in the nation.  FCC is in the final stages of implementing a  $3.25 million Capital Investment Plan, which has resulted in 700 new energy efficient windows, 35 new insulated exterior doors, compact-fluorescent lighting and other energy saving measures. 

 

Since it opened its doors in 1980, FCC has assisted in the creation of 1,648 jobs and over 200 new businesses.   FCC’s success was a key factor in ICNC’s designation as “the Community Building Organization of the Year Award” in 2003. 

 

 In the last 2 years, FCC has welcomed over 30 start-up Companies as new tenants, the majority of which are owned and managed by local residents, women and/or minorities.  In 2001, the FCC began to implement unique and progressive management policies to jump-start new businesses including innovative lease arrangements, built-to-suit spaces, tenant participation in space enhancement, amicable alternative conflict resolution methods, hands-on and on-site technical assistance, ongoing business development (see SBDC), day-to-day coaching and more. Currently, the FCC is rented out at 93% with a high retention rate of its 90+ tenants.
